What is a Landscape Master Plan?
In its simplest form, it provides a detailed guide that maps out the design, development, and ongoing management approach for an outdoor space or landscaping project. The plan, drawn to scale, covers your entire property, considering structures (i.e., home, patio, outdoor kitchen, pool, etc.), driveways, hardscape materials (pool decking, sidewalks, walkways, etc.), existing lawn, vegetation, and surrounding areas.
When completed, it serves as a roadmap and is an excellent resource for contractors and projects that desire to take a phased approach.

What's Included in the Plans?
Depending on the scope of your residential project, a Landscape Master Plan can include the following:
Site analysis of the property
An in-depth examination of the site's existing conditions, including drainage, soil types, vegetation, sun and shade angles, air circulation, special features, and structures. The analysis also considers the property's surroundings and views.
Vision and goals you want to achieve
A clear statement of the vision for the landscape project and the goals that the master plan aims to achieve.
A design concept of various spaces
This shows how spaces, transitions, and uses work together.
Material usage
If hardscape design is in the project's scope, "Setting Out" drawings will be provided. These drawings assist with materials selections for you and your designer and provide the contractors with the specific measurements and parameters they need for proper installation.
A planting plan
This plan identifies the types, locations, and number of plants and materials for use in the landscape.
Maintenance and Management Guidelines
Recommendations for long-term care and management of the landscape will be provided to ensure its health, vitality, and alignment with the original design intentions. This may include guidelines for pruning, watering, pest management, and other routine maintenance tasks.

We take our time during this visit to collect information, photos, and more from you, ensuring the project's scope is precisely defined. This is when we listen to your desires for the new outdoor design, whether incorporating pergolas, a cherished tree or integrating significant art and sculptures into the installation. After all, these personal touches make your outdoor spaces uniquely yours and truly special!
Most people will ask in the initial meeting for their plant palette to be "low maintenance." We understand! We design with the awareness of fruiting and flowering year-round by using mostly perennial plants and placing large annual colors and textures in large pots. We routinely recommend great companies that help maintain fertilization, pest control, and maintenance.

The plants and trees that we incorporate into your Master Plan are successful in your exact location and in the microenvironment on your site. She then founded Cynthia Burns Landscape Design in 2012 and has been designing and installing gardens and landscapes in Amelia Island, FL; Fernandina Beach, FL; Ponte Vedra Beach, Jacksonville Beach, Atlantic Beach, Jacksonville, San Marco, Avondale, and Riverside; St. Augustine Beach and Tucson, AZ ever since.

Complying with local regulations and permits is our job and requirement. CBLD has vast experience working with local agencies, the Department of Environmental Protection, and other entities to ensure that the work is in compliance and being inspected appropriately.
We are aware of our impact on the environment, from the materials we use in our hardscapes to our plant palettes, including more native species and pollinators, to how we affect trees and root systems. We often use drip lines for our irrigation. If you would like to specify that you would like your Master Plan to be especially environmentally sensitive, we are happy to create this for you!

We worked with Cindy and her crew on a complete landscape design for a home we were remodeling. Cindy developed a lovely, contemporary design incorporating the plants we specifically asked for and new plants. This was a fairly large project with new gardens and hardscape in the front and back. Our new patio is spectacular, and we spend much more time outside than we ever imagined! We encountered some unexpected complications—the drainage in the yard was problematic. Cindy called in vendors who could handle the issues and improved the situation dramatically. Cindy is knowledgeable, creative, and enthusiastic. We enjoyed working with her!
